22 Exchange is mixed-use luxury student housing encompassing an entire city block in Downtown Akron, Ohio. The site formerly contained several antiquated retail buildings and a large city parking lot. The program consists of 474 beds in 142 units, 24,000 sq. ft. of retail space, and residential amenity space. Bialosky Cleveland was challenged with developing a product that would maximize the amount of building that could be programmed onto the site with a refined urban streetscape, while maintaining a constrained budget.
The design was inspired by the local Historic Main Street vernacular but was energized with features that will entice the student renter market. The amenity spaces are located along a major commercial street with retail storefront style design to add to the vibrant streetscape. Special attention was paid to the architecture at the human scale to ensure an active street for residents and those that come to Main street for shopping and entertainment.
