Link, Thread, Union, & Accord
Connecting the past, present, and future of the University Circle district in Cleveland, the proposed Lot 45 development project represents the physical and symbolic link between the old world of Little Italy, the recent development of Uptown, and the brave new world of a high tech, culturally rich, sustainable lifestyle known as Intesa. An Italian word loaded with meaning, Intesa represents a link, thread, union, and accord.
Located near the intersection of Euclid Avenue and Mayfield Road and connected by rapid transit railway and high speed broadband, Intesa is surrounded by the best cultural, educational, and medical institutions the region has to offer. On a modest 2.2 acres, Intesa boasts a 700% floor area ratio – redefining the concept of high-density, urban living in Northeast Ohio with a compact, synergistic combination of retail, restaurant, residential, and office spaces. This well-balanced, diverse mix of program offers innumerable opportunities for living, working, and playing - the perfect recipe for great community. With three buildings closely clustered, Intesa’s form responds directly to the need for fluid pedestrian movement into and through the site. Whether stepping out of the adjacent train station, the on-site 700 space parking structure, or the nearby bike-share pavilion, visitors are drawn into a peaceful courtyard where one can choose to participate in, or simply observe, all the activity, diversity, and energy of Intesa from a single vantage point.
The glassy base of the high-rise tower blurs the transition from interior to exterior, while the prominent form of Intesa’s residential floors emerge as a series of more opaque, dynamic ribbons that respond to each of the building’s street façades by undulating in or out to reveal a blue thread symbolic of the building’s energy. The stoic form of the Intesa parking garage strikes a careful balance of transparency and obscurity. The structure’s graceful metal mesh façade becomes a blank canvas for LED light play and graphic video projections to celebrate the art and technology of community. One simple slice to the multi-faceted, blue glass façade of the adjacent office building allows that structure to take on a crystalline form that symbolically leans away at the corner. This gestural move opens the door wide to the community and welcomes all to Intesa – a place to experience a sense of community, harmony, and, wholeness.
